HOW DO I PURCHASE A HOLIDAY HOME?

If you choose to buy a holiday lodge that’s currently on the Park, and on a plot that’s ready for sale, we require an initial deposit of £5,000 to reserve the holiday home, along with a signed Purchase Agreement which outlines all the elements of both your purchase and terms of ownership.

To prepare for a move-in date, the deposit required will then be 50% of the agreed asking price. 

We will then require the full cleared balance to be in place before the agreed handover date. 

WHAT'S INCLUDED IN THE PRICE?

All of our holiday homes come fully furnished, often with home comforts such as matching bedding and cushions that help to make it an ultimate “turn-key” experience. We offer fully fitted kitchens with integrated appliances, though the specifics do vary from model to model. 

Externally, a holiday home at Parmontley Hall or Low Haber can benefit from bespoke outdoor decking, which can really complement and maximise the enjoyment of each plot: these are not included in the original purchase price however, so please speak to a member of the team at the time of purchase. 

WHAT SERVICES ARE CONNECTED TO THE HOLIDAY HOMES?

The services connected are:

  • Gas (LPG) - piped underground (Parmontley Hall only)
  • Bottled Gas (Low Haber only)
  • Electrics - individually metered
  • Water & Sewer mains
WHAT ARE THE AVERAGE RUNNING COSTS OF A HOLIDAY HOME?

The average annual running costs include:

  • Site Fees
  • Insurance – a “new for old” policy required (est. £300-£500)
  • Electrics – individually metered & billed annually
  • Gas (LPG) – individually metered & billed annually (Parmontley Hall only)
  • Gas (Bottled) - per bottle as per usage (Low Haber only)
WHAT ARE THE ANNUAL SITE FEES?

The annual site fee at Parmontley Hall is charged at approximately £3,950, including VAT.

All of our holiday lodges are available for use from the 7th February to 7th January: an 11-month holiday season!

The annual site fee at Low Haber is charged at approximately £2,429.79, including VAT.

All of our holiday homes are available for use from the 1st March to 30th November: a 9-month holiday season!

WHAT DO THE SITE FEES INCLUDE?

All of our site fees include the following: 

  • Occupation of your plot
  • Water & Sewerage
  • Park Maintenance
  • Park Security
  • Waste Management
  • Office Administration
  • Landscaping
  • Street Lighting
  • Free Wi-Fi
  • Use of Holiday Park facilities, including Clubhouse & Children's Play Area
IS MY HOLIDAY HOME FOR LEISURE ONLY?

Yes. A holiday home cannot be used as a permanent residence. This does mean that your holiday home doesn’t incur Council Tax cost however!

Every Park is issued with a Site Licence to operate and these state when holiday homeowners are able to use their holiday home. 

HOW SOON CAN I START TO USE MY HOLIDAY HOME?

If it's in stock, you can start to enjoy your holiday home in as little as two weeks, or even sooner depending on the situation of your chosen home and plot.

Bespoke holiday homes however, take around 20 weeks to be manufactured from sign-off, and then need to be transported, sited and landscaped. We want to make sure everything is perfect and ready for you to move in to. 

HOW LONG CAN A HOLIDAY HOME STAY ON THE PARK?

All new holiday homes come with a Licence Agreement — the one issued by The Whitfield Estate Partnership is the model standard agreement by The British Holiday Homes & Holiday Parks Association (BH&HPA). However, we believe that we've gone beyond the standard terms for the sole benefit of our holiday home owners. 

The Licence Agreement offered on Parmontley Hall is a minimum of 30 years for new holiday homes (BS3632).

The Licence Agreement offered on Low Haber is a minimum of 20 years for new holiday homes.

This agreement has been designed to offer both parties security and peace of mind to create a continuing, harmonious relationship.

WHAT HAPPENS IF I WANT TO SELL?

You are free to sell your holiday home at any time, with all the benefits you purchased it with along with the remaining balance of the Licence Agreement. 

We will help guide you through the process and assist to sell where possible. Although we don't actively market privately owned homes, we keep a list available in the office and with your authorisation, will show your home to interested parties. 

Private sales must be processed through the site office so that the Park can ensure the new owners are fully briefed on the Terms and Conditions of the Licence Agreement.

IS THE PARK FAMILY-FRIENDLY?

Yes! Part of owning a holiday home means creating lasting, treasured memories with your friends, family and loved ones. Take advantage of both the Park amenities and local surroundings that are close-by: there are so many family-friendly options for you to experience. 

IS THE PARK DOG-FRIENDLY?

Of course! Man’s best friend is welcome to enjoy your new lifestyle also. Our riverside location and host of beautiful walking trails available means it's a perfect location for our four-legged friends.

We do however, insist that all dogs are kept on a lead at all times when walking around the Park.

IS THERE WIFI IN MY NEW HOLIDAY HOME?

Yes! WiFi is available for everyone staying at the Park, and this year we're hoping to upgrade to an extra super-fast fibre service.

The Parks are owned and managed by The Whitfield Estate Partnership.
